I recently performed a home inspection for a new client early this week. This was a well maintain home about 17 years old. With the use of infrared I was able to detect that a toilet from the second floor was leaking. The kitchen ceiling located directly below the bathroom has no visible evidence of it leaking. I have attached the photos of this finding.
The above example is why a home inspection should be performed with the use of an infrared camera. Without the use of this technology this defect would have went undetected.
